Premium Nedlands commercial site sold to commercial cleaning business for $2.95 million

A high-profile office and warehouse facility in Nedlands has been sold to an owner-occupier for $2,950,000 in a deal brokered by Sterling Property Managing Director Brian Neo and Senior Partner Jack Bradshaw.

 

Located at 2C Loch Street, the architecturally designed corner property was acquired by Brightmark Group, a growing commercial cleaning and facilities services company. The buyer intends to relocate from its current Burswood premises and occupy the site.

The two-level 468sqm building occupies a 611sqm site and features a first-floor open-plan office, ground-floor showroom and meeting room, warehouse space with rear access, upgraded end-of-trip facilities, and 13 onsite car bays, ten of which are in a stacker configuration.

Mr Neo said the buyer was drawn to the strategic location and the versatility of the premises.

“This was a fantastic opportunity to secure a modern, well-located commercial building in the heart of the western suburbs,” Mr Neo said.

“Owner-occupiers like Brightmark are increasingly seeking inner-west assets with strong presentation, parking, and easy arterial road access.”

Mr Bradshaw said demand for premium owner-occupier assets remained strong despite broader market headwinds.

“It’s ideally situated between the Nedlands and Claremont precincts and is just a short walk to Loch Street Train Station—making it a perfect base for a business with staff and client movement.”

Brightmark Group is expected to benefit from the site’s direct access to the QEII Medical Centre, the University of Western Australia, and the wider western suburbs infrastructure – strengthening its service reach and operational convenience.
