As we close the chapter on 2024, it’s clear this has been a transformative year for Sterling Property. From record-breaking sales and exciting team milestones to forging deeper connections within the community. Our journey this year highlights a strong focus on relationships, innovation, and excellence in Western Australia’s commercial real estate market.

 

A Growing Team and Vibrant Culture

Sterling Property’s workforce expanded by 15% in 2024, underscoring our growth trajectory. The addition of Harry Ayers – Marketing and Communications Executive, Simon Brady – Associate and Karla Martinez – Property Manager, brought fresh talent and perspectives to our team, reinforcing our ability to deliver exceptional service.

July marked a special moment in Sterling’s history as we celebrated our one-year anniversary. A month-long celebration not only acknowledged this milestone but also honoured the trust and support of our clients, staff, and partners who have shaped our success​.

Prioritising staff well-being remained central to our culture, with activities such as beach walks at Cottesloe and the Asset Management Team’s participation in the True Grit military-inspired obstacle challenge. These initiatives reflect our belief that a healthy and connected team is the cornerstone of a thriving business.

 

Market Leadership and Transactions

Sterling Property’s expertise shone brightly this year with a series of significant agency transactions below just a few to highlight:

  • Largest Individual Childcare Sale in WA: The Nido Early School in Maylands was sold by Jake Wallman and Simon Brady and set a new state record transacting for $7,200,000, demonstrating investor confidence and reinforcing Sterling Property’s market-leading childcare expertise.​
  • Lots 1-5, 254 Rokeby Road, Subiaco: Senior Partner Jack Bradshaw successfully sold and settled, this prominent commercial asset comprising 2,032 sqm of high-qaulity suburban offices. The transaction, ranking among the largest commercial strata office deals in Perth over the last decade, generated significant interest with over 40 qualified enquiries.
  • BrewDog, West Perth: Principal Partner Brian Neo brokered the sale of BrewDog West Perth site for $5.275 million, this leased investment highlighted our ability to attract national and international investors​.
  • 28 Station Street, Cottesloe: Nearly sold out with $6.8 million in sales, this premium sub-urban office development showcased rising demand for architecturally designed boutique offices in the Western Suburbs brokered by Brian Neo​.
  • 2 Shenton Road, Claremont: Managing Partner Vincent Siciliano alongside Brian Neo oversaw the settlement of the $4.95 million sale of Claremont on the Park’s last commercial site, paving the way for a state-of-the-art medical facility with 70% of the building pre-committed​.
  • 503 Murray Street, Perth: Jack Bradshaw brokered a 7-year lease with state government agency MyLeave for a 676 sqm A-Grade office at Westend on Murray. The asset, which underwent extensive lobby and end-of-trip facility and sustainability-focused upgrades, offers tenants state-of-the-art amenities, environmental efficiencies, and excellent connectivity.
  • Meridian Park: On behalf of DevelopmentWA Sterling’s Colm McHugh launched a limited release of 11 industrial lots ranging from 2,817sqm to 7,233sqm in Neerabup.
  • 29 Napoleon Street, Cottesloe: Represented by agents Greg D’Arcy and Jack Bradshaw this prominent food & beverage tenancy was leased to soon-to-be-open Coccodrillo Negroni Bar. The 131 sqm property has an additional 20 sqm alfresco area is located in one of Perth’s most affluent retail strips.

In addition, Sterling Partner Jake Wallman made the company’s first appearance on the Perth Property Show podcast, offering expert insights and broadening our voice in the market.

 

Advancing Asset Management with Technology and Partnerships

The asset management division expanded its portfolio with key appointments, including the management of FJM properties and FM Appointment for AARP Headquarters. These successes reflect Sterling’s ability to deliver tailored solutions for a diverse range of clients​​.

The rollout of the My Buildings platform marked a significant leap forward in our service offering, streamlining operations and enhancing the client experience. By embracing technology, we are setting a new benchmark for property and facilities management.

 

Connecting Through Events and Community

Sterling Property continued to foster relationships and celebrate achievements through a variety of events. From our vibrant Melbourne Cup Day at the Sterling office to the staff Christmas Party at Rambla on Swan, these moments brought our team and clients together in celebration.

In addition to hosting events, Sterling actively supported community causes. We proudly participated in the Purple Bra Bar event for Breast Cancer Care WA and attended the PropTech Hub WA Awards and REIWA Innovate conference to stay at the forefront of industry trends.

Sterling Property continued its partnership with the Claremont Football Club for a fourth consecutive season in 2024. This year, Sterling introduced the fan-favourite Sterling Sprint as a halftime feature at League home games, bringing excitement and engagement to the Claremont community.
