Sterling Property Marks Three Years and Nears $800 Million in WA Commercial Deals

Independent Subiaco agency caps a three-year run with around 458 transactions across its full agent team, landmark sales and a deepening community footprint.

Sterling Property officially marks three years in business, capping the milestone with approximately 458 deals worth around $791 million in commercial property transacted across Western Australia since launching in 2023.

The independent, 100% WA-owned agency was founded in Subiaco in 2023 and has grown to a team of 20 across sales, leasing, asset management and facilities management. Its work spans office, industrial, retail, medical, childcare, development and social infrastructure assets.

The most significant milestone of those three years came in June 2025, when Founding Principal Partner Brian Neo assumed full ownership of the business and took on the role of Managing Director.

The three years have produced landmark results across the team. Mr Neo brokered the $8 million off-market sale of a four-lot amalgamation at 37–43 Stirling Highway, Nedlands, to global student accommodation operator Centurion, who has since lodged plans for a 19-storey, 440-room development.

He also brokered the sale of 236 Railway Parade, West Leederville, to ASX-listed developer Finbar Group for around $15.7 million, a site earmarked for a proposed 240-apartment project, and completed the  $11.5 million sale of a 2,192sqm West Perth office opposite Parliament House.

In the childcare and early learning sector, Senior Partners Jake Wallman and Simon Brady brokered the $7.2 million sale of the Nido Early School in Maylands in September 2024, which set the benchmark as WA’s largest individual childcare sale at the time, the sale of 61 Ocean Keys Boulevard, Clarkson, WA’s largest childcare centre at 223 places on a 15-year net lease.

In the industrial sector, Senior Partner Colm McHugh has led the Neerabup industrial corridor, settling six lots at Meridian Park and earning re-appointment by DevelopmentWA to sell two of its leading estates at Meridian Park and Crossroads Industrial.

Senior Partner Jack Bradshaw has delivered consistent owner-occupier results across the suburban fringe, including the $8.825 million sale of the Rokeby Centre at Lots 1–5, 254 Rokeby Road, Subiaco, the largest commercial strata office sale in WA in more than five years.

Beyond transactions, Sterling has invested in the communities it operates in. The agency continues partnering with the Claremont Football Club, acting as asset managers of Revo Fitness Stadium and the Club’s clubhouse, and in 2024 introduced the Sterling Sprint, a halftime feature at League home games that has become a matchday favourite. Sterling has also pledged its support to Shade Skin Cancer Medicine, the Harry Perkins Institute of Medical Research, the Perth Children’s Hospital Foundation and the Claremont Lawn Tennis Club, reflecting a commitment to health, research and community sport across Western Australia.
