Global operator Centurion set to deliver 440-room development near UWA and QEII precinct

The buyer, global student accommodation operator Centurion, has lodged plans for a 19-storey, 440-room purpose-built student accommodation (PBSA) development. The significant development application is now on exhibition with the Department of Planning, Lands and Heritage.

Brian Neo said the off-market transaction highlights the strategic value of well-positioned infill sites in proximity to world-class education and medical infrastructure.
“This was a rare opportunity to secure a landmark corner in the Nedlands high-density precinct,” Mr Neo said.

“Centurion moved decisively to secure the property off-market, recognising its potential to deliver long-term social infrastructure aligned with WA’s growing international student population.”

Centurion’s proposal includes a mix of predominantly single-bedroom student apartments, communal amenities, and ground-floor retail offerings. The development site is located just 500 metres from the University of Western Australia and within walking distance of the QEII Medical Centre.

The project forms part of Centurion’s growing portfolio in Australia and aims to support the knowledge economy surrounding UWA and the state’s leading health research precinct.

The Nedlands corridor has seen a rapid escalation of planning activity following government-led reforms to increase housing density near key infrastructure nodes. This sale follows an earlier proposal by Hot Sand Capital to develop an 18-storey residential and commercial tower on the site.

“The shift from luxury apartments to student accommodation reflects evolving market priorities, driven by strong demand for high-quality, well-located PBSA developments,” Mr Neo said.
